"Paying it forward" - Re-defining sustainable living at THE GUILD

THE GUILD on 30th’s commitment to sustainable living goes far beyond the utilization of “green” housing materials and our dedication to ensuring each home is constructed with the most modern technology.  By embracing sustainability on a more global level McNamara Ventures has  organized his development team to participate in a giving program that is designed to benefit Barrio Logan College Institute (BLCI) students.  

By assembling a group of industry-related professionals, THE GUILD on 30th will guarantee a minimum donation of $15,000 ($1,000 per home at the close of escrow) to the students at BLCI.  The Guild has also identified an anonymous donor who will match all funds raised, increasing the commitment to a minimum of $30,000. 

PAYING IT FORWARD:
Starting with each homeowner, the professional development team at THE GUILD has pledged to donate funds to provide opportunity for others to achieve their educational goals.  By design this plan, through BLCI, reaches out to individuals at a young age that will grow to impact their neighborhood and their community - creating a superior urban experience for all. The benefits for all involved are almost too many to list. 

BLCI serves as an after-school tutoring and mentoring program for students that can often be left behind based on their economic status or access to services based on their social environment.  Most of the students are the first in their family to graduate from high school, and virtually none of their parents have attended college.  Of the more than 300 kids they assist each year, from grades 3 – 12, 100% go to college.  Inspired by the true dedication of the students, staff and families at BLCI, THE GUILD is dedicated to making their path to success a community effort.  

“BLCI is changing kids’ lives, their families’ lives, and helping to improve the neighborhood,”  commented Keegan McNamara, president of McNamara Ventures, developer of THE GUILD.  “Many of their graduates have gone on to very prestigious universities, including the Ivy League, Pac 12, and others.  And in the true spirit of sustaining a better way to live, the kids come back to the community to assist with the program and mentor those who are coming after them.”

HOMEBUYERS MAKING IT ALL POSSIBLE:
With the sale of each home, a minimum of $2,000 will be donated, in the name of the new homeowner, to BLCI for the benefit of funding programs that further enhance the opportunities for BLCI students.  Each gift will be memorialized with a plaque that will enhance each home as a permanent remembrance of their participation and to commemorate their gift.

The Benefits of Solar Energy

Harnessing just some of San Diego’s abundant sunshine just makes sense. Here are some of the main benefits of adding a solar system to your home:

1.     In a city that has some of the highest rates of utility bills, having alternative sources of power is a financially wise decision. 

2.    Each solar package includes six Sunpreme 370 Watt Bifacial Panels with 285 Watt Microinverters.  The translucent panels should produce more than 3,300 kWhs per year – with is equal to more than $650 of energy if you were to purchase it from SDG&E at their lowest rate.    Utilizing solar energy significantly lowers what you’ll be paying SDG&E each month. While utility companies fluctuate their prices regularly and sources of energy become increasingly unreliable, investing in solar energy is a wise decision. This amount of energy these panels produce is equal to the average usage of a home the size of Guild’s one bedroom. The two bedroom home only will use slightly more.

3.    An additional benefit is that when you claim The Guild as your primary residence you may qualify for a 30% deduction of your qualified solar expenditures on your Federal taxes.

What This Means For You

Here’s the bottom line. We’ve worked hard to incorporate the best technology that truly add value to your home in a way that is affordable.

Even if you opt out of the eco-friendly upgrade - each townhome at The Guild is still built to maximize energy efficiency from roof to garage floor. You’ll probably spend less on your utility bill than you would in another home. Expect to pay around $70 to $80 per month to SDG&E. 

If you decide to invest in the SMART LIVING upgrades, you can finance them with your home loan. That would mean paying an additional $40 to $50 per month on your mortgage, but you will be paying next to nothing on your utility bills. By opting for the SMART Technology upgrade in your home will actually save you money!

While the construction of our 15 unit townhome complex is nearing completion, the vision and concept for The Guild on 30th has been in the works for a long time. Meet the People Behind The Guild & Construction Update

It’s down to the finishing touches. Before we know it, we’ll be ready for some lucky homebuyers to start calling The Guild “home!”

The vision to provide well-designed townhomes that are affordable and support sustainability within the city of San Diego is almost a reality. This dream has been a driving force, not only for the neighborhood of Golden Hill or for the people that will be living in The Guild, but for me as well!

I should introduce myself. My name is Keegan McNamara, and I am the principal at McNamara Ventures. Projects like The Guild on 30th remind me of why I chose this career path of real estate development in the first place. I’ve always been passionate about finding ways to enhance neighborhoods through “Smart Growth” design and I’ve  dedicated the work I do at McNamara Ventures to focus on multi-family residential, mixed-use, and adaptive reuse of existing buildings. I am excited to be at a place where I can realize the amazing efforts of a dedicated team that are working toward a more sustainable lifestyle for everyone.

When I saw an opportunity to do such a project at 30th and Broadway around three years ago, I knew I had to take it. There was so much potential for a really high-quality infill development that the neighborhood really needed.

I asked a good friend to join me in this endeavor. Howard Kozioff is not only a Managing Partner at Agora Partners, but he’s also a national speaker and expert in the field of urban planning and real estate development. He and I both share the goal of finding long-term solutions to the issues that urban areas face.

Howard and I met in Seattle a couple of years ago at the Urban Infill Developer Conference, which is run by the Urban Land Institute (ULI).  We hit it off because we are both very passionate about neighborhood-scale infill development and innovative contemporary design. On a personal level, we work great together, we have a very strong partnership.

Because we both come from the ULI background, we’re equally committed to developing unique, sustainable communities with a strong sense of place. We share a commitment to helping preserve communal land with compact building design. Our primary goal is to add value to the communities in which we develop. I couldn’t think of a better partner to join me in helping make The Guild on 30th a reality.

Throughout the whole project, Howard and I have had the privilege of working with so many innovative people who are leaders in their respective fields. We wouldn’t have been able to do this project without them.

The folks at Studio E Architects were nothing short of incredible with their innovative design ideas. They bring intentionality and creativity into every step of the process is recognized nationally. It was truly an honor to bring their ideas into being.

Michael Mihos Construction has done incredible work, with the kind of attention to detail that is needed in LEED certified construction. With more than 30 years in the business, their award-winning work has truly made San Diego a more beautiful place to live.

CityMark Realty caught our vision right away. They are passionate about connecting people with places that feel like home and doing so with honesty, integrity, and expertise. They have experience working with infill projects and understand the community needs well.

What Makes a "Smart Home" So Intelligent?

These features have saved homeowners up to 20% on their heating and cooling bill, and have saved over 8 billion kWh of energy worldwide since this product launched in 2011. Its intuitive features keep you comfortable, even in San Diego heat waves, but also know how to best help you save energy. Alongside the Amazon Echo or Google Home, this appliance can be voice activated!
